Post Easter auction numbers are strong.  Despite the reported doom and gloom in the press; the Peninsula seems to be on par with this time last year and auction numbers between 30 – 40 are at parity with the stronger weekends toward the end of 2017. Last weekend 21 from 34 properties successfully sold at auction with the majority exceeding their quoted EPR.  Admittedly the quality of stock is not the big-ticket items we see during spring and summer; however, for the savvy investor, downsizer and entry level buyer there’s plenty of honest and interesting homes going under the hammer this weekend.

We’ve picked two that have spiked our interest.

165 Wood Street Flinders or can be known as 1 Salty Lane Flinders. A lovely weatherboard beach house recently built to fit the panache of a Flinders lifestyle.  The four bedrooms provides plenty of accommodation options and the surrounding decks creates greater living floorspace during the warmer months.  An EPR 1.6M – 1.7M sits just north of the median high price and it would not surprise to see this offering exceed this mark.  Going to auction on Sunday at 11:00AM we’re excited to see what she does.

72 Old Mornington Road Mount Eliza is an established family home in the “golden mile” of this beach side hamlet.  More history than Hollywood and headlined as Hampton meets French Provincial it does have a face of its own.  The block is large over 1500sqm, and one would wish to make their own statements once winning the bidding war.  An EPR $1.5M – $1.65M does place it in that difficult price bracket for Mount Eliza.  Auction begins at 1:00PM on Saturday with the home open from 12:30PM.

With 33 properties up for grab there’s plenty to choose from.  Frankston is hosting 6 with Rye 4 and Rosebud showcasing 5.  We wish all vendors, agents and buyers all the very best this weekend.
