The peninsula continues to buck the trend with solid auction numbers again this weekend.  Slightly up in numbers from last weekend to 36 with a couple of significant pieces of property going under the hammer. Last weekend’s result was at parity with the national clearance rate average; slightly above 60%. The most pleasing aspects lands at price for the vendors with most exceeding the EPR.  Good stock will sell, and presentation is a key factor to creating the competition.

Our interest this week is centered on three opportunities.

This 1928 beachfront Mount Eliza bungalow has been in the same family for the three generations.  The location is one of the finest available and with some spit and polish this property has outstanding upside.  The beachfront land allocation looks directly across Moondah beach; arguably Mount Eliza best recreational beach with pristine waters, a splattering of beach boxes and privacy.  The home itself is all character, history and charm.  Nothing modern or new age about it (thank goodness) and a creative soul with a sense of class would be the prefect fit.

She doesn’t look much, and the old fibro home is a knock over; however, this sale illustrates just how far Safety Beach has come. 997sqm of beachfront land (STAC) potential is crackling away in many a developer’s mind.  Most would just drive by and thumb their nose but those in know; know want a grand piece of dirt this is.

It all about location and this property on St Pauls Road has that it spades.  Walking distance to back and bay beaches the land size is substantial at 1063sqm approx.  The existing home is comfortable for now, but we do love potential and with a block this size a new home build down the track will prove a very fruitful investment.  Sotheby’s International does have a habit of marketing top quality product and this Sunday auction should be a competitive one.
